Most manufacturer manuals recommend annual AC servicing. That guideline was written for temperate climates with mild summers. In Dubai, your AC may log 5,000 to 6,000 operational hours per year - what a European system might accumulate in a decade.
Additionally, the combination of fine silica desert dust (which penetrates standard filters and coats indoor evaporator fins), coastal salt spray (which corrodes copper and aluminum), and extreme ambient temperatures (which stress electrical components) means a Dubai AC ages 3 to 4 times faster than the same unit in Europe. Professional service twice a year is the minimum requirement, not a luxury.
The evaporator (indoor) coil is a densely packed array of thin aluminum fins. Over time, microscopic dust, pet dander, and mold spores accumulate between these fins, creating a thick insulating layer. This "dirt blanket" prevents the coil from absorbing heat from the room air, dramatically reducing cooling efficiency.
A standard foam-spray cleaning only addresses the surface. Our deep chemical wash service uses a concentrated alkaline coil-cleaning agent specifically rated for copper and aluminum. We apply it to the coil, let it penetrate for 15-20 minutes, then use a high-pressure water rinse to flush the contaminated foam and debris completely into the drain pan. The result is a coil that performs as if it were brand new.
Condenser Coil Wash: We also chemically wash the outdoor condenser coil, which gets caked in dust, oil residue, and dried desert sand. A blocked condenser coil cannot reject heat into the outdoor air, causing dangerously high compressor head pressures and eventual burnout.

Your indoor unit removes moisture from the air continuously. In Dubai's summer, a single 1.5-ton split AC can drain 5 to 8 liters of condensation per day. This water flows through a narrow PVC drain pipe to an outdoor drip point or a central building drain.
Over time, algae, slime mold, and dust accumulate in this drain line. Left unchecked, it causes a complete blockage. The drain pan overflows, and water starts leaking through the indoor unit - damaging your ceiling, walls, and furniture. We flush the drain with a combination of high-pressure water and anti-biological tablets (similar to swimming pool algaecide) to prevent regrowth for months.
During every maintenance visit, our technician tests the dual-run capacitor (the "battery" that starts the motors) with a dedicated capacitance meter. A capacitor rated at 45 µF that reads below 40 µF is "weak" and will cause hard-starting issues. We proactively replace it before it fails completely in peak summer heat.
We also inspect the magnetic contactor's contact points for carbon arcing and pitting. We tighten all electrical wire terminals (which loosen from thermal expansion and contraction) and test the motor winding resistance with a megohmmeter to catch early insulation breakdown.
We attach our calibrated digital manifold gauges to verify the system is holding correct refrigerant charge - neither overfilled (which causes high head pressure and liquid slugging) nor undercharged (which causes poor cooling and compressor overheating).
Importantly, if the system shows low charge, we do NOT simply "top it up." We perform a full nitrogen pressure test to find the leak first, report it to you with a repair quote, and only then decide whether to refill or fix. This is how honest HVAC engineering is done.
